The Site
Eyrie Horizons is perched on a the protected hillside of the Duwamish Head on the northern tip of the West Seattle peninsula: these homes took 15 years to receive permit approvals. The rarity of this site is captured by the project's geotech who said, "Seattle wouldn't allow this today" as regulations have gotten tighter. To protect the fragility of this greenbelt and withstand any environmental impacts, Eyrie Horizon's foundation fotress sits on 113 soldier and gravity piles driven 40' down into the clay layer; including tiebacks and shoring wall.
Once inside the homes, the land falls away immediately ensuring the views can never be built out. Hamilton Viewpoint Park lies directly to the east, providing a protected greenbelt buffer and convenient public parking for guests. A two-minute stroll leads to the West Seattle pedestrian ferry for a quick ride to downtown, while the vibrant Admiral neighborhood offers standout restaurants, cafés, and boutiques just blocks away. Alki Beach—with its waterfront dining, trails, and shoreline energy—is less than five minutes around the peninsula, and California Junction with Easy Street Records, Husky Deli, and local favorites is under ten. Rare privacy, effortless access, quick access to downtown and one of Seattle’s most enduring view settings—this is West Seattle at its best.
Seattle awaits World Cup 2026's arrival. If your goal is to immerse yourself in Pacific NW's lifestyle of nature and urban sophistication without the high HOA fees and downtown traffic, Eyrie Horizons is for you.
